Solar energy

From April any solar installation will require a D energy rated property if it’s to benefit from feed in tariffs.

Does anybody have any more info?

up skilling exam for all DEAs

Well I passed the new upskilling exam today. All DEAs are required to pass this in order to practice after the 1st April this year.

The changes are in time for the revised format and layout of the new look epc and the Green Deal announcement this coming autumn.

Will this exam put some DEAs off continuing? I’m not sure - the exam doesn’t cost too much and there are plenty of centres around the country. In my exam room today there was only 2 of us!

28 down to 7

When selling a property you have to commission an epc within 28 days of initially marketing the property to comply with the law. The law is due to change this timescale to 7 days from 1st July - but due to industry pressure this date has been allowed to slip to 1st Oct 2011. Both the seller and estate agent (if applicable) are liable in  law for any breach of this time line. The complete epc report all 5/6pages will need to accompany the details - not just the graph letters as we’ve seen recently.It’s all designed to ensure that an epc is done early in the sales process.Has anybody been prosecuted yet for non epc compliance when selling? I’m guessing that it would have been an estate agent not an individual if this has been the case.

more upfront info. on Landlords is wanted

Consumer Focus said most people renting in the private sector had little information available to them before they signed a tenancy agreement.

They should have a rating website on which they can share their experiences of Landlords. Well they already have an EPC to show what the likely bills will be and the general state of repair. If your Landlord doesn’t have this in place then the chances are that other things are also likely to be flouted.

Petition on the go to reduce the validity period of an EPC

There’s an on-line petition doing the rounds asking the government to change the legislation to reduce the ten year validity period to just one year. It would mean a lot of expense for landlords who regularly changed their tenants, but for home sales it might be more useful. Even Tesco does EPCs

I noticed on the homes for sale site that Tesco are partnering, advice on getting an EPC. Tesco cleverly word the act of transferring an EPC as something of a challenge and of course they’ll take care of it for you. Well transferring an EPC is really easy between estate agents and letting agents.If you commission the EPC yourself then you own the EPC and you can freely transfer the EPC by the click of a mouse.

 How many people know that? Every little (nuggett) helps!

The Green Deal

I’m hearing a lot about the Green Deal, but its still another 2 years away - quoted as being 2012. I hope that Domestic Energy Assessors will be able to play a useful part in the process and that this “deal”( a grant) will give a much needed reason to obtain an EPC and improve upon the EPC rating. Finally I do hope that costs involved are kept as low as possible for existing DEAs.

Bre open day

Yesterday’s open day was a great way to see the developments in housing construction and energy efficiency. A great advantage being accredited with an organisation such as Bre -as other accreditation schemes can only offer price as a way of differentiating their offer.I’m looking forward to another opportunity to meet up with those in the industry and gain valuable insight into energy efficiency developments.

Third Audit in just over 6 months - one a quarter.

Well true to their word Bre are auditing me at least once a quarter and whilst at first I thought the whole method a liitle laborious, I’m now coming around to the process. I’m getting much quicker at uploading what’s required.The outcome of the second audit left me hanging on a bit too long I guess it was the holiday month of August that was to blame.So I’m on my 3rd audit in 3 quarters - a little over 6 months. It can only be good for the whole industry and that the customer and their agents know and realise they are getting a good product and service.

Another audit

Well it seems at Bre are hot on auditing. I’ve my second audit in three months and the last 3 months have been very quiet. Now this week has gone the other way and all of a sudden I’m busy again.I’m still not sure how EPCs and selling a property is going to work out in practice. Most of my current work is for the rental market.Any thoughts?
